 If your property is vacant or you are in the process of moving out, I will be reaching out to review the specifics of your property, arrange to get the keys, and follow up on any needed items. Once I have visited the property, I'll provide you a report of items needing to be addressed to get the property move-in ready. 


If your property is occupied by a tenant, I will be reaching out to review property details and arrange to get the keys, tenant information, and security deposits. Once all of the necessary items have been received, I'll schedule my initial walkthrough with the tenant and provide you a copy of the report.

I'll send  rent in and around the 7th of each month (holidays and non-banking days play a factor). For all late payments I will send 48 hours after settlement in the escrow account. All rent is paid via ACH direct deposit.


Comps are the name of the game. I will do a walk through of your home and will compare it to like properties near by. I can usually give an accurate value (within $100) and can often help you increase the value with some simple tweaks.
